Starting in August 2025, Spain’s Ministry of Housing and Urban Agenda will enforce new registration rules that could lead to the removal of over 1.1 million tourist rental beds from platforms like Airbnb. The regulation requires all short-term rental properties to be listed in the National Registry for Tourist and Seasonal Rentals, overriding regional and municipal licences. As of mid-July, only 13% of listings had complied, raising concerns about widespread accommodation shortages during the peak summer season. The move aims to tackle overtourism and formalise the rental market, but may significantly impact local economies reliant on seasonal tourism.
